Homeowner and its personal-guests may book and use the Property by booking reservations through Keylink, and as further provided in the Agreement, Keylink policies, and as follows below:

Pre-Existing Reservations.

If Homeowner has existing reservations booked for the Property at the time of entering the Agreement, and such reservations are for dates after the Effective Date (“Existing Reservations”), Keylink agrees to honor the Existing Reservations and integrate them into Keylink’s booking system. Keylink will provide the Services for the Property for these Existing Reservations booked by Homeowner, at a reduced Keylink Compensation rate of 12% on the Total Nightly Rate for each such reservation.

Free and Discounted Rates for Homeowner and Personal Guests. 

Keylink acknowledges that Homeowner may desire to book the property for its own use or use by its personal-guests. Homeowner must notify Keylink that the booking is for Homeowner or its personal-guests. For these reservations, the Homeowner may authorize a free rental or discounted rental fee by giving Keylink notice of such, and Keylink will accommodate the discounted or free rental fee. For reservations by Homeowner or for its personal-guests where Homeowner authorizes a free stay, Keylink agrees to waive and not charge its Compensation. For reservations by Homeowner’s personal-guests where Homeowner authorizes a discounted rate, Keylink’s Compensation will be based on such discounted rate. Homeowner agrees the total amount of discounted rate nights offered to personal-guests may not exceed 21 days per calendar year. If discounted stays for personal-guests exceed 21 days per calendar year, Keylink will receive Compensation for the nights in excess of the 21-days based on the advertised nightly rates.

Homeowner and Personal Guest Requirements.

Homeowner and its personal-guest may book and use the Property without any nightly rate or rental fee. Homeowner agrees it and its guests will abide by the following terms when reserving and using the Property. These terms are designed to ensure organized, smooth, and profitable rental of the Property: (1) Comply with Keylink’s established reservation booking system; (2) Comply with Keylink’s established check-in and check-out procedures; (3) Pay the costs of cleaning and Supplies to enable Keylink to make the Property ready for the next Guest; and (4) Pay the cost of cleaning if Homeowner or its personal guest does not notify Keylink of cancellation of reserved dates prior to scheduled check-out date.

General.

All definitions, terms, conditions, and agreements contained in Keylink’s policies and the Agreement between Keylink and Homeowner are incorporated and apply to this Policy.
