Utilities. 

Homeowner is responsible for all utilities serving and/or consumed at the Property (including without limitation, water, gas, sewer, electric, cable, internet, and the like). Homeowner agrees it will obtain and maintain all such accounts in its name and timely pay all such invoices and costs.

Trash and Recycling.

The Homeowner is responsible for arranging for all trash and recycling services for the Property. It is recommended that Homeowner hire a trash and recycling service provider for weekly removal. KeyLink will post local schedules for trash and recycling pick-up on the Property to request that Guests and the cleaning service set out trash and recycling on the regularly scheduled pick-up days. If the Property is unoccupied on trash pick-up days, Homeowner will, on its own, or cause its maintenance service provider, to take-out and bring-in the trash and recycling receptacles on the scheduled days. Depending on the Property location, KeyLink may be able to provide the take-out/bring-in service for an additional fee, which is specified in the Rate Sheet.

Insurance.

Homeowner agrees it is solely responsible for and will maintain the following insurance coverage for the Property, with insurance companies authorized to do business in the State of Colorado: (1) homeowners property insurance for the replacement value of the Property; and (2) liability insurance for injury, harm, loss, and the like caused by or suffered at the Property. These insurance policies must include short-term rental coverage (typically called “Short-Term Rental (STR) Policy”).

General.

All definitions, terms, conditions, and agreements contained in KeyLink’s policies and the Agreement between KeyLink and Homeowner are incorporated and apply to this Policy.
