Homeowner acknowledges that the success of the Property as a vacation rental depends on organized booking and management of the Property.

Calendaring.

Homeowner agrees that KeyLink will keep one calendar for the Property’s availability and reservations, and that KeyLink’s system will be the sole and official calendar of record. Homeowner agrees to honor all reservations booked on the KeyLink calendar for the Property.

Changes in Availability.

Homeowner acknowledges that KeyLink will be actively marketing the Property, and Homeowner must book dates of personal use through KeyLink in advance to prevent overlap and negative Guest experience. Homeowner agrees to provide KeyLink 60 days advance written notice of any changes in Property availability, such as an anticipated sale of the Property, renovation of the Property, and the like.

Exclusivity, Marketing.

Homeowner authorizes and agrees KeyLink has the sole discretion and control for promoting and marketing the Property. KeyLink will base the promoting and marketing on industry and market standards. Homeowner authorizes KeyLink to take and obtain photographs of the Property and use same for the purposes of promoting the Property. KeyLink will select websites and listing sources for promoting and marketing the Property, without requirement of using any particular source. KeyLink has sole discretion and control in setting the rental rates charged for each reservation. KeyLink will base the rental rates on competitive rates in the market. KeyLink will make its commercially reasonable effort to maximize the rental revenue of the Property, and will vary rental rates according to occupancy levels, seasonal change, weather, holidays and major events, and the like, however KeyLink makes no representation or guarantee as to the rental revenue for the Property.

Authorization.

Homeowner expressly authorizes KeyLink to represent Homeowner and perform on its behalf all reasonable tasks and actions in connection with the Services. Homeowner agrees that KeyLink does not need to provide advance notice to, nor obtain authorization from, Homeowner, for the performance of the Services and all reasonable tasks and actions connected therewith. KeyLink may need to incur expenses for the benefit of the Property, such as (without limitation) hiring a handy-man, purchasing light-bulbs, and contracting with a remediation vendor. Homeowner acknowledges these expenses are necessary for the continued quality and success of the Property as a short-term vacation rental. Homeowner authorizes KeyLink to act on its behalf for the benefit of the Property, in KeyLink’s reasonable discretion, and to make expenditures of up to $500 which Homeowner agrees to reimburse. Homeowner agrees KeyLink is authorized to provide Homeowner’s contact information to vendors, contractors, service providers, and handymen that are hired to work at the Property and instruct same to invoice Homeowner directly, and Homeowner agrees to promptly pay all such invoices directly to the invoicer.

Definitions.

All definitions, terms, conditions, and agreements contained in KeyLink’s policies and the Agreement between KeyLink and Homeowner are incorporated and apply to this Policy.
